Day 7 · a real run
Step 03 3 of 5
A real Lot Refresh, end to end.
A short write-up of a recent 22,000 sq ft retail-center Lot Refresh — the timing, the chemistry, the crew side. A picture of the shape of a typical job, before you commit.
A week has passed since you pulled together the quote. If you’re running a crew — in-house or contractor — the question on your desk is probably no longer “is this the right tier”; it’s “how do we run this without burning a Saturday on scheduling.”
Last quarter we ran a 22,000 sq ft retail center in Dayton through Lot Refresh with one full-business-day on-site, 24-hour foot cure, and 48-hour vehicle cure. The property manager pushed the lot photos to her board three days later as the renew-cycle opener.
The actual sealcoating was 6 hours. Power washing and oil-spot prep were folded into the same window. There was no “second visit scheduled for Tuesday”.
Crew-side: our network’s dispatcher provided the sealer lot, the hot-air cure equipment, and a damage-bond policy in advance. The crew arrived with their own hand edging and walked off by 4 PM.
If you’re the procurement lead for an HOA or retail portfolio, that’s the shape of a typical Lot Refresh. Blueprints on request — reply to this email with the address and we’ll send a same-format scope doc.
